Terms of Sale

Bidders purchase tax lien certificates, not the properties themselves. Each certificate reflects unpaid taxes, water charges, assessments, and municipal fees. Bidding starts at 18 percent and moves down in one-percent steps until it hits 0 percent. Once the rate reaches 0 percent, bidders may raise a premium offer in whole-dollar increments.

A 10 percent deposit of your anticipated total investment is required, with a $1,000 minimum. The auction requires ACH deposits only. Final payments for winning bids must be paid by wire transfer no later than 1:00 PM ET on auction day. Missing the payment deadline results in a forfeited deposit and a ban from future New Jersey online sales.

Winning a certificate gives you lien rights. If the owner redeems, you earn interest or a redemption penalty based on statutory rules. If the lien remains unpaid, you may start foreclosure after the required waiting period.

You may place preliminary bids as soon as the system opens. Monitor batches as they close on auction day and adjust bids on any open batches. If you win, send your wire payment before the 1:00 PM ET deadline. Afterward, record your certificate with Mercer County to secure your lien position.
