Terms of Sale
Dutchess County sells tax-foreclosed real estate through this auction. Investors purchase the real property rather than a tax lien certificate.
Bidders should review the official 2026 auction terms and each property’s information before placing a bid. Research the parcel’s location, access, physical condition, taxes and charges, title records, permitted use, occupancy status, and other property information.
Do not rely only on auction photographs or assessment values when deciding how much to bid.
Dutchess County’s published property-sale terms warn buyers that county properties sell as-is and without warranties. Buyers should complete their own title and property research before bidding.

Important Due Diligence Before You Bid
Tax foreclosure properties require careful research. Check the current auction catalog because properties can leave the sale before the auction.
Review the tax map number, property address, assessment records, parcel boundaries, road access, property condition, municipal records, title information, and any charges or interests that may affect the property.
Investors should also read the auction’s current Terms and Conditions before bidding because the auction documents control registration, payment, fees, closing requirements, and the transfer of the property.
