Frederick County will host a Delinquent Property Tax Sale on January 29, 2025, at the Frederick County/Winchester Joint Judicial Center, 5 North Kent Street, Winchester, Virginia 22601 (Kent Street side). Registration will occur on-site prior to the auction, which begins promptly at 1:00 PM.

All sales are cash-only transactions.
Purchasers are responsible for all recording charges, including state grantor tax, revenue tax, settlement fees, and conveyancing costs. The property will be conveyed by a Special Warranty Deed.
A $100 deposit by certified or approved check payable to Michael L. Bryan, Special Commissioner, is required at the time of sale.
Settlement and payment of the remaining balance must occur within 30 days of sale confirmation by the Circuit Court of Frederick County, Virginia.
Properties are sold as-is, where-is, without warranty or assurances of zoning, condition, or any other aspect.
The risk of loss or damage to the property passes to the buyer immediately upon purchase.
Buyers must handle possession of occupied properties, including any related costs.
