Key Auction Details:
• Date: September 19, 2025 (last day to bid)
• Location: Grundy County Courthouse, Treasurer’s Office, 111 E. Washington St., Morris, IL 60450 (Todd Koehn, Treasurer)
• Time: Treasurer’s Office hours 8:00 a.m.–4:30 p.m. for hand-delivery; online portal accepts bids until the stated deadline in the catalog/portal.
• Format: Real Estate — Sealed Bid (no verbal bidding)
• Minimum Bid: $858.00

Terms of Sale:
You submit your highest bid. The county accepts only the top bid for each parcel; ties trigger follow-up instructions from the auction office. If you submit a sealed written bid, include full payment (no cash) by personal check, cashier’s check, money order, or bank draft, payable to County Trustee. The county returns funds to unsuccessful bidders in their original form. The auction vendor contacts winning online bidders by email; winners must pay in full within seven (7) days.

You buy property as-is. Inspect parcels and check with local authorities before you bid; some sites may carry code issues, demolition orders, or other municipal liens. The seller issues a quitclaim deed after payment processing; plan for roughly one quarter for deed recording in typical vendor timelines. You handle 2026 forward taxes and any due diligence costs.

How to Participate:

Create an account or sign in at the online bidding portal and review the Grundy County catalog.

Inspect the property from the public right-of-way and research zoning, utilities, and any enforcement actions.

Submit your best bid online or hand-deliver a sealed “Binding Purchase Contract / Sealed Bid” with full payment to the Treasurer before the deadline. Mark the envelope “SEALED BID” and include the parcel/item numbers.

Watch your email/mail. The vendor notifies winners; losers receive returned payments. Online winners have seven days to pay in full.
