Buyer’s Premium and Payment: A 5% Buyer’s Premium (minimum $1) is applied to the final bid amount. Winning bidders must complete payment through wire transfer within three business days after the auction closes. PayMac, Inc., a third-party provider, will process the payment.

Property Condition and Warranties: They Sell the Properties “AS IS, WHERE IS.” Jefferson County makes no warranties on property condition, title status, zoning, or suitability for use. Bidders must perform their own research on any encumbrances, easements, zoning ordinances, and other restrictions.

Easements and Liens: Properties may be subject to utility easements, Local Improvement District (LID) liens, and other local assessments. IRS liens have a 120-day redemption period post-sale.

No Refunds and Final Sale: All sales are final with no refunds, returns, or exchanges.
