Manatee County will host its Delinquent Property Tax Sale on September 15, 2025, at www.manatee.realforeclose.com. Registration and deposits must be completed prior to the sale, which begins promptly at 10:00 AM ET.

Terms of Sale
The sale is conducted in accordance with Florida Statute, Chapter 197. Properties are sold to the highest bidder to satisfy delinquent property taxes. The opening bid includes outstanding taxes, costs from the tax deed application, and other fees. Bidders is responsible for any additional taxes, liens, or judgments that may exist.
Buyers must submit a deposit of $200 or 5% of the maximum anticipated bid (whichever is greater) before the sale. Buyers must pay the remaining payments, including recording fees and documentary stamps, within 24 hours of the sale.
How to Participate
- Register Online
Create an account at www.manatee.realforeclose.com to obtain a username and password. Registration is global, allowing use on other RealForeclose sites. - Submit Deposit
Make deposits via ACH (electronic check) at least 4-5 business days before the auction, or deliver cash, cashier’s checks, or money orders to the Clerk’s Office at least 30 minutes before the sale. - Review Case Files
Access property details, including legal descriptions and opening bids, online. Perform due diligence by researching properties with the Manatee County Property Appraiser’s Office. - Participate in the Online Auction
Place bids on properties during the live auction. The system uses proxy bidding, which automatically increases bids in increments of $100 up to your maximum bid. - Complete Final Payment
Winning bidders must pay the balance within 24 hours via ACH, cash, cashier’s check, or money order.
