Champaign County will hold its real estate and mobile home Sealed Bid Tax Sale on July 24, 2026, at the Scott M. Bennett Administrative Center, 102 E. Main Street, Urbana, IL 61801. Bidders must submit sealed bids—either online or in person—to the Treasurer’s office by the final bid deadline.

Terms of Sale

Only online bids or sealed written bids (via “Binding Purchase Contract / Sealed Bid” form) reach the Treasurer’s office by the final bid date.

No in-person or verbal bidding happens.

Full payment must accompany sealed bids via personal check, cashier’s check, money order, or bank draft; no cash.

Outbid bidders receive a refund of their original payment.

County officials (and their relatives) cannot bid. Submission of a bid confirms legal eligibility under Illinois law.

The county may reject any bids or withdraw properties without notice.

Some properties may be condemned, hazardous, or face demolition; County doesn’t guarantee building permits or freedom from municipal liens. Investigate before bidding.

How to Participate

Online Bidding

Register or log in at www.iltaxsalebids.com.

Inspect the property (all sales go “as is”).

Submit your maximum bid, select the names for the contract and deed, accept terms, and finalize submission.

If you win, you’ll get an email with payment instructions. You must pay in full within seven days, or the bid falls through.

Sealed Written Bidding

Obtain the catalog and official bid form from the Treasurer’s office.

Inspect the property.

Fill in all required fields: item number, parcel number, date, bid amount (meeting or exceeding minimum bid), purchaser name, contact info, and signature.

Include full payment (no cash), indicate the item # on the memo line, and place bid and payment in a sealed envelope clearly labeled “SEALED BID.”

Deliver in person or by mail—ensure the Treasurer receives it before the deadline. Postmarks don’t count. Certified mail recommended.
