Yakima County WA – Tax Deed Auction

Yakima County Tax Sale Information

Yakima County will hold its annual Real Property Tax Foreclosure Auction online starting December 3, 2025, at 12:00 PM ET (9:00 AM PT) and ending December 4, 2025, with closing times that vary by parcel. The Yakima County Treasurer’s Office will offer 36 parcels for sale with bids starting at $3,016, and every property will sell with no reserve through Bid4Assets.

Registration closes on November 26, 2025, at 4:00 PM ET (1:00 PM PT). Participants must complete registration, submit vesting information, and send a $1,000 deposit plus a $35 non-refundable processing fee before the deadline. Buyers must complete payment by December 8, 2025, at 4:00 PM ET (1:00 PM PT).

Terms of Sale

Yakima County will sell each property to the highest bidder through Bid4Assets. The Treasurer may re-offer parcels without successful bids or withdraw listings at any time. Each winning bidder must wire payment by the settlement deadline.

Buyers purchase each parcel “as is” and “where is.” The County makes no warranties or guarantees about title, condition, or use. Buyers must inspect properties and confirm details before bidding, including existing liens, title issues, and zoning restrictions.

Bid4Assets charges a 5% buyer’s premium (minimum $100 per parcel) and collects the fee directly. The Treasurer does not receive any portion of this premium. After full payment, the Treasurer will record and mail each deed within 30 days of the auction’s close.

Washington law does not provide a general right of redemption after the sale. Only minors or legally incompetent individuals can redeem within three years of the sale date. The IRS may redeem a property within 120 days of the sale.
