Cook County will conduct its Annual Delinquent Property Tax Sale Auction starting December 10, 2024. This tax sale will be held online at www.cooktaxsale.com, and all times referenced are in Chicago local time. Registration, review of rules, and provision of collateral or a bond are mandatory for all participating bidders.

Terms of Sale

Order of Sale: The system offers properties in consecutive order by volume and PIN.. Each day’s batch closes for bidding at 5:00 p.m.

Parcel Availability: Parcels may be removed from the sale if the owner pays taxes in full or if legal circumstances arise, such as bankruptcy or municipal acquisition. The online sales system reflects these changes in real-time.

Bidding Structure: Bidders submit penalty interest rates they are willing to accept upon redemption, ranging from 0% to a maximum of 9%, as per Illinois Property Tax Code Section 21-215. The selection committee awards parcels to the bidder with the lowest penalty.
