Snohomish County Tax Sale Information

Snohomish County will hold its annual tax lien foreclosure auction online through Bid4Assets on January 2, 2026, starting at 12:00 PM ET (9:00 AM PT). The sale will continue through January 2, 2026, with staggered closing times for each property. Participants must register and submit their deposits by December 29, 2025, at 4:00 PM ET (1:00 PM PT). All winners must complete their final payments by December 8, 2025, at 4:30 PM ET (1:30 PM PT).

The county will offer 56 foreclosed properties in this online sale. Bids start at $2,646, and every property will sell with no reserve.

Terms of Sale

The Snohomish County Treasurer’s Office will sell properties that carry unpaid taxes. The opening bid covers all delinquent general property taxes, deferred property taxes under RCW 84.37 and 84.38, certified personal or gambling taxes, abatement costs, special taxes, and foreclosable assessments.

Buyers must accept every property “as is” and “where is.” The county offers no guarantees on title or property condition. Each bidder must research the parcels before the sale and confirm zoning restrictions, easements, liens, or environmental concerns.

Participants must submit a $2,000 deposit plus a $35 processing fee by November 26, 2025, at 1:00 PM PT. Bid4Assets requires a 5% buyer’s premium on every winning bid, with a $100 minimum. Winning bidders must pay the full amount within 48 hours after the auction ends. Those who fail to pay lose their deposit and cannot join county or Bid4Assets auctions for five years.

After the auction, Bid4Assets will send payment instructions to each winning bidder. Once payment clears, the bidder must enter deed vesting information through the Bid4Assets Deed Wizard within 24 hours. The county auditor will record the deed and mail it to the buyer within about 30 days.

Register at Bid4Assets.com before December 29, 2025. Complete the vesting information form and submit the required deposit to activate bidding privileges. Review all parcels, check property details, and confirm zoning or legal issues before placing bids.

The auction begins January 2, 2026 at 9:00 AM PT. Each parcel closes at different times, so bidders should monitor the listings closely. Bid4Assets refunds deposits to non-winning participants within 10 business days through eCheck.
