Terms of Sale

1. Minimum Bids

Harrison County calculates each property’s minimum bid using delinquent property taxes, special assessments, current-year taxes, applicable penalties, publication expenses, and other authorized sale costs.

The county will not accept bids below the required minimum amount.

2. Tax Lien Certificates

Winning bidders receive tax sale certificates rather than immediate ownership of the properties. Indiana law gives property owners the right to redeem their properties during the applicable redemption period.

3. Redemption Penalties

Indiana’s standard tax sale redemption rules generally provide:

10% penalty: When the owner redeems within the first six months.

15% penalty: When the owner redeems after six months but within one year.

5% annual interest: On qualifying amounts the investor bids above the minimum bid, calculated under Indiana law.

These amounts follow Indiana Code IC 6-1.1-25-2. Investors should review the applicable redemption calculations before bidding.

4. Tax Deed Process

If the owner fails to redeem, the certificate holder may pursue a tax deed through the court process. Investors must meet Indiana’s notice, petition, and filing deadlines. A tax sale certificate does not guarantee ownership.

5. Property Research

Buyers should examine property records, liens, legal descriptions, access, property conditions, and other risks before placing bids. The county may remove properties from the auction before the sale.
