Jackson County will conduct its annual Delinquent Property Tax Certificate Sale online starting May 5, 2025, with bidding closing at 11:59 p.m. EST on May 31, 2025. Registration opens on April 29, 2025, and bidders must complete all required agreements and deposits before the final deadlines.

Certificates Awarded: June 1, 2025 (by 10:00 a.m. EST)

Final Payment Due: June 3, 2025 (certified funds only)

Terms of Sale:

Jackson County uses a proxy bidding system through VisualGov Solutions.

Bidders must pre-enter their minimum acceptable interest rates, and the system automatically places bids at 0.25% below the lowest competing qualified bid.

All certificates are awarded to the bidder offering the lowest interest rate, with tie bids resolved by a random number generator.

Bidders must deposit 10% of their estimated purchase total.

Deposits must be received by the published deadlines via eCheck, certified check, or approved wire transfer. Jackson County does not accept credit cards.

Winning bidders must pay the remaining balance (face value of all certificates won minus deposit) within 48 business hours after the sale ends using certified funds or wire transfer.

How to Participate:

Create a Web Account and complete registration at the Jackson County Online Tax Sale platform.

Returning users may log in with their previous account details but must still review and sign the W9 and Bidder Agreement.

To complete registration, bidders must accept the Tax Certificate Sale Policy and submit a completed W-9 (or W-8 for foreign bidders).

Only registered participants with a bidder number may place bids.
