Madison County Tax Sale Information
Madison County will hold its Annual Real Estate Tax Sale on Tuesday, February 18, 2025, at 10:00 a.m. This event will take place in the Madison County Board Room, Suite 203, located at 157 N. Main St., Edwardsville.

Terms of Sale:
Deposit: A $500 deposit, payable to the “Madison County Treasurer,” is required to participate. This deposit will be applied to your purchase or refunded if no purchase is made. Failure to attend the sale will result in a forfeited deposit.
Registration Deadline: Complete registration by 4:30 p.m. on January 31, 2025. Submit the Madison County Tax Buyer Registration Form and W-9 form.
Substitute Bidder Notification: Notify the Treasurer’s Office of any substitute bidder by February 7, 2025, via mail, fax, or email.
How to Participate:
Register in Advance: Submit the completed Madison County Tax Buyer Registration Form and W-9 form by January 31, 2025.
Deposit Requirement: Submit the $500 deposit to “Madison County Treasurer” by the registration deadline.
Request Delinquent Parcel List: Available starting January 2025; contact the Treasurer’s Office for details.
Participate in the Auction: The tax sale will use the R.A.M.S. 2 (Randomize Auction Management System) managed by Joseph E. Meyer & Associates.
