Monroe County Tax Sale Auction Information

The Monroe County Tax Claim Bureau will hold its next Repository Tax Sale on October 14, 2026, through Bid4Assets. Online bidding starts at 10:00 AM ET. Individual auctions close at different times on October 14, so bidders should check each parcel’s closing time. The current published inventory tracks 924 repository parcels, with opening bids starting at $800.

Registration and Deposit

Bid4Assets requires one $500 deposit plus a $35 processing fee to participate. Bid4Assets accepts certified checks, money orders, or wire transfers for the deposit. It does not accept ACH, credit cards, or direct deposits for this auction.

Bidders must also register with the Monroe County Tax Claim Bureau after completing the Bid4Assets registration and funding requirements. Monroe County requires in-person registration and valid identification. Business bidders must provide their business documentation. Monroe County charges a separate $25 nonrefundable pre-registration fee according to its current repository sale page.

Monroe County’s published rule opens registration on the third Monday of the preceding month and closes it at 4:00 PM on the last Friday. For the October sale, that rule places the county registration period from September 21 through September 25, 2026. Bidders who already completed Monroe County registration during 2026 only need to complete it once for the calendar year.

Terms of Sale

Monroe County conducts its Repository Sale under Pennsylvania’s Real Estate Tax Sale Law. The county states that repository parcels come from properties that remained unsold after earlier Upset and Judicial sales.

Monroe County transfers repository properties free of delinquent real estate taxes, municipal claims, mortgages, liens, and charges covered by the sale process, except separately taxed ground rents. The county gives no warranty regarding the property’s condition, title, survey, or ability to support construction. Many repository parcels consist of vacant land.

Winning bidders must also account for:

5% Bid4Assets buyer’s premium, minimum $100 per parcel

$35 administrative fee per parcel won

2% realty transfer tax

$235.75 recording fee

Mobile homes use a $167 recording fee and do not carry the 2% realty transfer tax under the county terms.

Bid4Assets requires full settlement by 3:00 PM ET on October 15, 2026. Failure to complete payment can cause the bidder to lose the $500 deposit and eligibility for future Monroe County Tax Claim Bureau sales.

How to Participate

Create or update your Bid4Assets account.

Fund the required $500 deposit and pay the $35 processing fee.

Complete Monroe County Tax Claim Bureau registration if you have not already registered during 2026.

Research each parcel’s title, location, access, land use, condition, and other property details before bidding.

Place bids online on October 14.

If you win, complete payment by October 15 at 3:00 PM ET.

Owners can still pay the delinquent taxes before the county completes the sale of a parcel, which can remove that property from the auction. The final property count may therefore change before October 14.
