Terms of Sale

Sale Process: The Sheriff or a Constable of Nolan County conducts tax foreclosure sales. Sales take place on the first Tuesday of the month between 10:00 AM and 4:00 PM on the courthouse steps.

No Warranties: Properties are sold as-is and where-is, with no warranties. Purchasers receive a Sheriff or Constable’s deed, which does not guarantee title.

Title Research: It is the buyer’s responsibility to conduct due diligence regarding ownership, liens, and encumbrances before bidding. The tax sale will extinguish only the interests of those named in the judgment.

Redemption Rights: Properties come with a statutory redemption period when sold. Redemption periods may vary from 180 days to two years, depending on the property classification.

Outstanding Taxes: You must pay any taxes owed beyond the listed minimum bid separately.

Payment Methods: Winning bidders must pay with a money order or cashier’s check made payable to PBFCM. Cash is not accepted.

Payment Deadline: You must submit full payment by the end of business on the Friday following the sale. Failure to pay will result in penalties.

How to Participate

Bidders must register before the sale starts. Registration begins at 2:00 PM at the courthouse.

You must present a valid government-issued ID to register.

Bidders representing a business entity must provide a Power of Attorney or other authorization documents.

On-site attendance is required. Only in-person bids will be accepted. You cannot submit by mail, phone, or online.
