The New Mexico Taxation and Revenue Department Property Tax Division will conduct a public auction of delinquent real property in Otero County on Tuesday, March 24, 2026, at the Otero County Fair Associates, 401 Fairground Rd, Alamogordo, NM 88310. The auction will begin at 10:00 AM Mountain Time and will continue until officials offer every listed parcel for sale, pursuant to Section 7-38-65 NMSA 1978.
This New Mexico tax deed auction gives buyers the opportunity to purchase real estate for the amount of delinquent taxes, penalties, interest, and costs due, subject to statutory minimum bids.

Auction Overview and Property Highlights
The Property Tax Division will offer more than 140 parcels located throughout Alamogordo, Timberon, Chaparral, Tularosa, La Luz, Cloudcroft, Bent, and surrounding areas.
Minimum bids start as low as $200 and range into five figures depending on the parcel. Many properties sit within the Timberon subdivisions, while others lie in established neighborhoods in Alamogordo and growing areas such as Chaparral.
Each listing includes a legal subdivision description, lot and block information, and a UPC parcel number to help investors conduct title and assessor research before bidding.
New Mexico conducts a tax deed sale, not a tax lien sale. The winning bidder receives a deed from the Property Tax Division after full payment, subject to statutory challenge rights and certain federal redemption provisions.
Terms of Sale
All bidders must register with the auctioneer and provide full legal name, mailing address, and telephone number. The Department will issue deeds only to the registered name. Agents must present documentation that confirms agency authority at registration.
Successful bidders must pay in full before the auction concludes. Acceptable payment methods include money order, certified check, cashier’s check, or personal or business check accompanied by a bank letter of credit guaranteeing the bid amount. Make checks payable to the Property Tax Division of the Taxation and Revenue Department.
The State of New Mexico does not warrant title. The deed conveys the former owner’s interest as of the date the state tax lien arose, subject to perfected interests that existed before that lien date. The property tax lien attaches on January 1 of the tax year for which taxes were imposed.
A former owner may file a court action challenging the conveyance within two years of the sale date. Certain properties may also be subject to a 120-day federal IRS redemption period.
Buyers may not enter the property until the Division delivers the executed deed.
If the Department rescinds a sale, it will refund only the purchase amount. The Department will not reimburse expenses or interest.
Officials may withdraw parcels, group parcels, re-offer properties, or reject bids at their discretion.

Review the published property list carefully using UPC numbers and legal descriptions.
Conduct due diligence through the Otero County Assessor and Clerk to verify value, access, liens, and property condition.
Register in person at the auction site before 10:00 AM on sale day.
Bring certified funds or an approved bank letter of credit.
Bid openly during the live public auction conducted by the auctioneer.
Submit full payment immediately if you win a parcel.
Investors should research subdivision restrictions, HOA obligations, utilities, access, and prior liens before bidding. New Mexico tax deed sales extinguish delinquent property tax liens but do not eliminate all other encumbrances.
