Otsego County will hold its online-only Tax Foreclosure Real Estate Auction at NYSAuctions.com on Wednesday, September 30, 2026. Online bidding opens Monday, September 28, at 10:00 AM and closes September 30 at 10:00 AM Eastern Time. Bidders must register for this specific auction and complete the required Internet Bidding Packet before the September 28 at 4:00 PM registration cutoff. Bidders must create a NYSAuctions.com account, register separately for the Otsego County auction, complete the Internet Bidding Packet through DocuSign, and provide the required identification. The bidder package states that the auction company must receive all completed registration documents by 4:00 PM on September 28.

Terms of Sale

Otsego County sells the properties as-is. Buyers should research each parcel, title history, access, occupancy, land-use rules, building restrictions, taxes, and property condition before bidding. The County may remove parcels from the auction and must approve each winning bid.

Winning bidders must pay a deposit of $500 or 25% of the total contract price, whichever amount is greater. The total contract price includes the accepted bid plus the buyer’s premium. Properties with a total contract price of $500 or less require full payment at the auction.

The auction charges:

7% buyer’s premium when the buyer uses cash or guaranteed funds
8% buyer’s premium when the buyer uses a credit card
1.5% advertising fee based on the bid price
Additional recording, transfer, and closing costs

Guaranteed funds must reach the auctioneer’s office by 4:00 PM on September 28 to qualify for the 7% buyer’s premium.

Buyers must pay the remaining balance and required closing costs to the Otsego County Treasurer by 12:00 PM on October 30, 2026. Failure to complete payment can cause the buyer to lose the deposit and bidding rights.

The County will transfer ownership through a quitclaim deed. Buyers cannot take possession until the Otsego County Clerk records the deed. The auction terms state that Otsego County acquired the properties through New York’s tax foreclosure process and that the foreclosure process extinguished the applicable rights of redemption.

Register specifically for the Otsego County September 30, 2026 Tax Foreclosure Auction.

Complete the registration form sent by email.

Complete and sign the Internet Bidding Packet through DocuSign.

Submit your required government-issued identification and any required company documents.

Finish all registration requirements before 4:00 PM on September 28.

Review the auction catalog, property documents, removals, photos, and terms before placing a bid.

If you win, pay the required deposit immediately after the lot closes.
