Saguache County Tax Information
Saguache County, Colorado, will host its 2026 Annual Delinquent Property Tax Lien Sale from November 2–4, 2026, through an online auction on the Zeus Auction platform. Terms of Sale
1. Tax Lien Certificates
Saguache County sells tax lien certificates rather than property ownership. Winning bidders pay the delinquent property taxes and applicable charges in exchange for a certificate that earns interest under Colorado law.
Purchasing a tax lien certificate does not give investors immediate ownership, possession, or access to the property.
2. Premium Bidding
The auction follows a bid-up system. Investors compete by offering amounts above the minimum bid, which generally includes delinquent taxes, interest, advertising costs, and certificate fees.
The county retains the premium portion of a winning bid. Investors do not earn redemption interest on that premium.
3. Interest Rate and Redemption
Colorado’s redemption interest rate for tax liens sold during the 2026 auction season is 13% annually. The rate applies to eligible tax lien amounts, not the premium that investors bid above the minimum.
Colorado generally allows certificate holders to begin the treasurer’s deed process after the statutory waiting period. The process does not guarantee property ownership because Colorado requires a separate public auction for the treasurer’s deed.
4. Payment Requirements
Saguache County accepts ACH bank debit as the only payment method for winning tax lien bids.
The county sends a final invoice after the auction.
The Batch Summary does not serve as the final invoice.
The county initiates ACH payment within 24 hours after the final batch closes.
Bidders must use the bank account they provided during registration.
Bidders must maintain sufficient funds to cover all winning purchases.
The county may cancel bids if the bank rejects payment or the bidder fails to pay, subject to Colorado Revised Statutes § 39-11-116.
5. Unsold Tax Liens
The auction includes an unsold batch feature. Investors should review the auction platform for available unsold certificates and any additional purchase procedures.
6. Due Diligence
Investors should research every tax lien before bidding. Check property ownership, assessed values, legal descriptions, access, outstanding obligations, and other property conditions.
Winning a tax lien certificate does not guarantee a profit or future ownership of the property.
