Terms of Sale:

St. Clair County will accept only online bids or sealed written bids for this auction. The county will not conduct verbal bidding.

For real estate sealed bids, bidders must submit the Binding Purchase Contract / Sealed Bid form and include full payment with the bid. Accepted written-bid payment methods include personal check, cashier’s check, money order, or bank draft. The payment must name COUNTY TRUSTEE as payee.

For mobile home sealed bids, bidders must include certified funds. Accepted payment methods include cashier’s check, money order, or bank draft. The mobile home sale does not transfer the land under the mobile home.

The highest bidder wins the property or mobile home. If two or more bidders submit the same winning bid, auction staff will contact those bidders with further bidding instructions. The office returns payments to unsuccessful sealed-bid participants.

Online bidders must create an account or log in at www.iltaxsalebids.com. Online bidders should verify the item number, property details, buyer names, bid amount, and terms before submitting. The name and address entered on the contract and deed become final after submission.

If an online bidder wins, auction staff will send payment instructions by email. The winning online bidder must submit full payment within seven days. If the bidder misses that payment window, the auction may reject the bid and move to the next highest bidder.

All properties and mobile homes sell “as is.” Bidders should inspect each parcel or mobile home, confirm access, check title concerns, review municipal liens, verify property condition, and contact the correct local offices before bidding. If the mobile home sits in a manufactured home community, the buyer must qualify for tenancy or remove the mobile home within the required time period.
