Terms of Sale:

Tazewell County sells these properties through a sealed bid process. Each bidder should submit the highest amount they want to pay because the sale does not give bidders another chance to raise their bid. The county tax agent awards each property to the highest bidder.

Written sealed bids must include full payment. Accepted written-bid payment methods include personal check, cashier’s check, money order, or bank draft. Do not include cash. Make written-bid payments payable to County Trustee and include the item number in the memo area.

Online bidders must create or log into an account at www.iltaxsalebids.com, review the property details, enter the buyer name exactly as it should appear on the contract and deed, enter the bid amount, agree to the terms, and submit the bid. The buyer name and address become final after bid submission, so review all information before submitting.

If an online bidder wins, the bidder receives email payment instructions and gets seven days to submit payment in full. If the winning bidder misses that payment deadline, the seller can reject the bid and move to the next highest bidder.

The county sells each property as is. Tazewell County and its tax agent do not guarantee the condition, title quality, parcel use, building condition, code status, permits, liens, or future costs. Buyers should review the parcel, check local government records, and consult qualified professionals before bidding.

The seller plans to transfer its interest by quitclaim deed about 90 days after full payment. Buyers should not enter the property, remove personal property, change the property, or take possession before the deed records.

Items 0726065F through 0726069F may carry Special Service Area assessments. Buyers interested in those items should contact the levying authority before bidding and review the required purchaser acknowledgment.

Tazewell County and the county tax agent reserve the right to reject bids or withdraw parcels from the sale. County officers, county employees, and certain relatives cannot purchase properties at this sale under Illinois law.
