Terms of Sale:
Volusia County sells tax certificates, not real estate, at this auction. A tax certificate gives the buyer a first-priority tax lien against the real property, but it does not give the buyer title, possession, access rights, or direct ownership of the property.
Bidding starts at 18% interest and moves downward. The bidder who accepts the lowest interest rate wins the certificate. If bidders tie at the lowest rate, the auction software selects the winner through a random selection process. Items with no bids go to the County at 18%.
Volusia County requires bidders to register online, provide a taxpayer identification number, and submit a deposit through ACH. The county’s FAQ states that bidders must deposit 10% of the estimated purchase amount and can increase the deposit before the auction closes.
All purchases remain final. Buyers must research every tax certificate before bidding. Volusia County does not guarantee payment, property condition, title, or investment results.
