Calvert County will host its Annual Delinquent Property Tax Sale on December 5, 2025, at the Circuit Court Courthouse, 175 Main Street, Prince Frederick, Maryland 20678. The auction begins at 10:00 AM, and interested bidders are encouraged to register in advance to participate in this public auction.

Terms of Sale

Eligibility: Properties that are two years delinquent in real estate taxes or have unpaid water and sewer bills are eligible for sale.

Redemption Period: Property owners have six months to redeem their property after the sale.

Payment:

  • Full payment for taxes and associated charges is due at the Treasurer’s Office on the day of the tax sale.
  • Acceptable forms of payment include cash, cashier’s check, personal check, or business check.

Interest on Redemption: Buyers earn a 10% annual interest on redeemed properties.

Foreclosure and Redemption Process

Certificate of Sale:

  • Successful bidders will receive a Certificate of Sale by mail. This document allows you to begin legal proceedings to foreclose the right of redemption after the six-month redemption period.
  • Holding a Certificate of Sale does not grant ownership or rights to the property until legal foreclosure is complete.

Foreclosure Timeline:

  • Foreclosure can begin after six months and one day but must occur within two years of the sale date.
  • Failing to foreclose within this period voids the Certificate of Sale and forfeits taxes paid at the auction.

Reimbursement for Redeemed Properties:

  • If the property is redeemed, successful bidders are reimbursed for the taxes and costs paid, plus 10% annual interest.
  • Legal fees and expenses incurred in foreclosure preparation may also be reimbursed in accordance with Maryland law.

Remaining Bid Balance:

  • You must pay the remaining balance of your bid price when you probate your deed.
