Terms of Sale:

Caddo Parish uses a tax lien certificate auction format for this sale. Louisiana now uses a tax lien certificate system, which means bidders purchase tax lien certificates, not immediate ownership of the property.

The auction uses a standard percent bid-down format. Bidders compete by lowering the monthly interest rate they will accept on the face value of the tax lien certificate. Louisiana law allows competitive bidding on the monthly interest rate, with bids in 0.10% increments. The lowest accepted interest-rate bid wins.

All parcels will go live at the same time and close at the same time. GovEase lists the bid clock length as 0 seconds, so bidders should not expect a long rolling close or extended bid clock unless the live auction page states otherwise.

Winning bidders must pay on time. GovEase instructions list the payment deadline as July 1, 2026, at 4:30 PM CDT. The listed payment method is online E-check.
