Effingham County will run a Real Estate — Sealed-Bid trustee auction with the last day to bid on Friday, October 2, 2026. Submit bids online at ILTaxSaleBids.com or deliver sealed written bids to the Treasurer at 101 N. Fourth St., Suite 202, Effingham, IL 62401 during office hours. Minimum bid starts at $824.00.

Terms of Sale:
You must submit either an online bid or a sealed written bid. The Treasurer does not accept verbal bids.
For sealed written bids, include full payment (no cash) with your “Binding Purchase Contract / Sealed Bid.” Make payment to County Trustee by personal check, cashier’s check, money order, or bank draft. If someone outbids you, the office returns your original form of payment.
For online winning bids, you pay through the portal. ILTaxSaleBids lists current e-payment fees (for example, card payments carry a percentage fee and ACH carries a flat fee). Follow the payment deadline in your winner email.
You buy “as-is.” Inspect the property, check permits and code matters with local authorities, and confirm any demolition or enforcement actions before you bid. The County may withdraw parcels or reject bids.
The County conveys a quitclaim deed to the successful purchaser after payment and processing. You assume future taxes and assessments that come due after the sale year. Do not enter or take possession before the deed records.
County officers, employees, and their relatives cannot purchase under Illinois law.
If two or more bidders submit the same high bid, the Tax Agent contacts those bidders with next steps.
Don’t confuse this sale with the annual tax lien sale (sale of unpaid taxes, not property) that the Treasurer scheduled for December 18, 2025.

Online (fastest path):
Create an account at ILTaxSaleBids.com. 2) Open Effingham County, verify the item number and parcel details, and enter your bid (at or above the minimum). 3) Accept the terms and submit. 4) Watch “View My Bids” and check your email for winner instructions.
Sealed written bid (in person or by mail):
Pick up the catalog and “Binding Purchase Contract / Sealed Bid” from the Treasurer. 2) Fill in the Item #, Parcel #, Bid amount, Purchaser name(s) for the deed, mailing address, phone, and signature. 3) Enclose full payment (no cash) payable to County Trustee. 4) Mark the envelope “SEALED BID” and include the Item # on the check memo. 5) Hand-deliver during office hours or mail early so the office receives the bid by Friday, October 3, 2025. I recommend hand delivery to avoid delays.
