Terms of Sale:

Payment: Full payment is required at the time of sale via cashier’s check. Personal checks may be used to hold the property but must be exchanged for a cashier’s check within 24 hours unless otherwise permitted.

Pricing: The seller sells properties for the total amount of back taxes owed plus any expenses related to the sale.

Auction Process: The county may offer unsold properties a second time two weeks after the first round.  The Hamilton County Auditor may forfeit any properties remaining unsold after the second sale for future sale.

How to Participate:

Research Properties: Conduct all research by referring to the book, page, and parcel number as listed in the sale advertisement. Address-based research may not be accurate.

Attend the Auction: The sale is live and in-person. Arrive early to register and secure your bidder position.

Prepare Payment: Have a cashier’s check ready for the full amount of your winning bid. If using a personal check to hold the property, plan to replace it with a cashier’s check within 24 hours.
