Fairfield County Tax Sale Information

Fairfield County will host its annual Delinquent Property Tax Sale on Monday, November 3, 2025, at the Fairfield County Courthouse, Courtroom, 101 South Congress Street, Winnsboro, SC 29180. Registration is open from Monday, October 20, 2025, through Wednesday, October 29, 2025, at the Tax Collector’s office, and the auction begins at 10:00 a.m.

Terms of Sale

Register as a bidder by submitting the Bidder Registration Form and IRS Form W-9 to the Tax Collector’s office. Provide a valid driver’s license or government-issued photo ID. Registration opens October 20 and closes October 29. The registration fee is $20, non-refundable.

The opening bid for each property will include all delinquent taxes, penalties, costs, and the current year’s taxes, submitted on behalf of the Forfeited Land Commission.

All property sells “as is, where is”, with no guarantees on value, condition, size, or title. All sales are final, and there are no refunds.

Payments must be made in cash, cashier’s check, certified check, or money order. No personal or company checks will be accepted.

Full payment for winning bids is due on the day of the sale or by noon the following day. Failure to pay may result in a $300 charge per bid.

Each property sold at the tax sale carries a twelve-month redemption period from the date of sale. During that time, the defaulting owner, mortgage holder, or judgment creditor can redeem the property by paying all delinquent taxes, costs, and interest. The interest rate follows this schedule:

3% for redemption in the first three months

6% for months four to six

9% for months seven to nine

12% for months ten to twelve

The total interest cannot exceed the opening bid amount.

Successful bidders receive title without warranty and assume all risks related to title, liens, and property condition. The county holds no liability for the quality or quantity of property sold.

How to Participate

Review the Notice to Bidders of Terms and Conditions available on the Fairfield County Tax Collector’s website.

Register in person at the Fairfield County Tax Collector’s Office, 101 South Congress Street, Winnsboro, SC, between October 20 and October 29, 2025. Submit your registration form, W-9, photo ID, and pay the $20 registration fee.

Confirm your bidder number during registration. Only those with a bidder number can participate in the sale.

Review the list of properties to be sold. The list will be available on the county website and in the local newspaper for three consecutive weeks. A final listing will be provided to registered bidders on the day of the sale.

Attend the auction on November 3, 2025, at 10:00 a.m. Be prepared to bid and pay the full amount using an approved payment method on the day of the sale or by noon the next day.

Keep all receipts for your bids and payments. They are required if the property is later redeemed.
