Kankakee County Tax Sale Information

Kankakee County will run a Sealed Bid Tax Deed Auction with the last day to bid on October 6, 2026. Submit bids online or hand-deliver sealed bids with full payment to the Treasurer at the address below by the deadline. The Treasurer’s office keeps regular weekday hours 8:30 a.m. – 4:30 p.m. for in-person delivery.

Terms of Sale:

Payment with sealed paper bids: Personal check, cashier’s check, money order, or bank draft (confirm refund policy with your issuer). If outbid, the office returns your original payment. Online winners must pay in full within 7 days.

Highest bid wins. If two bidders tie, the county will provide follow-up instructions. The county may reject any bid or withdraw parcels.

Deed & Title: Sales convey quitclaim deed after processing; title quality is not guaranteed. Do your own title research.

Future Taxes: The buyer pays taxes going forward beginning with the 2026 tax year.

Property Condition: As-is. Inspect before you bid. Some parcels may have code issues or demolition orders. Contact local authorities before bidding.

Right of Reentry (structures only): If a parcel includes a structure, you must bring it to code and secure a certificate of occupancy within 12 months; otherwise the Kankakee Regional Land Bank Authority reserves a right of reentry.

Research each parcel (title, taxes, zoning and codes, occupancy limits).

Inspect in person. You assume all conditions after purchase.

Bid one time per parcel (sealed bid format). Bid the maximum you will pay. Minimum bids apply.

Submit your bid before the deadline:

  • Online: log in and place your bid; watch email for results.

  • In person / by mail: deliver a sealed envelope marked “SEALED BID” with the completed Binding Purchase Contract / Sealed Bid and full payment to the Treasurer’s Office. Allow mailing time; the postmark does not control—your bid must arrive before the last day to bid.

Watch results: The Treasurer or tax agent will notify winners. Unsold items often move to after-sale online purchase at the stated minimums.
