Livingston County Tax Sale Information
Livingston County will host a sealed-bid Tax Deed (Real Estate & Mobile Home) auction with a last day to bid of August 7, 2026, at the Treasurer’s Office, Livingston County Courthouse, 112 W. Madison St., Pontiac, IL 61764. You can hand-deliver sealed bids during office hours (8:00 a.m.–4:30 p.m. CT) or submit bids online. The County accepts sealed written bids and online bids only; the auction does not use verbal bidding.

Terms of Sale:
Payment with sealed written bids: include full payment by personal check, cashier’s check, money order, or bank draft payable to County Trustee. If another bidder outbids you, the Treasurer returns your original form of payment.
Online high bidders: the County emails payment instructions; you must pay in full within seven (7) days or the County rejects your bid and moves to the next highest bidder.
Highest bid wins. If two bidders submit the same highest amount, the County will contact those bidders with next-step instructions.
Deed & title: the County quitclaims its interest about 90 days after full payment. The County and its agent do not guarantee title quality or condition; you may rescind within the stated window only if you present written evidence of an unmarketable title that the seller cannot cure in a reasonable time.
Property condition: you buy “as-is.” Inspect in person and check with local authorities about permits, violations, demolition, or liens before you bid.
Future taxes: the purchaser pays all taxes and special assessments beginning January 1, 2026.
County rights: the County may reject any bid and may withdraw parcels without notice. County officers, employees, and certain relatives cannot purchase under 55 ILCS 5/1-1001.
How to Participate:
Option A – Online (recommended if you can’t hand-deliver):
Create or log into your account at iltaxsalebids.com.
Select Livingston County, verify the item number and parcel, and enter your highest bid (at or above the minimum).
Agree to Terms & Conditions and submit. If you win, pay in full within seven days after the email notice.
Option B – Sealed Written Bid (hand-deliver or mail early):
Pick up the catalog and Binding Purchase Contract / Sealed Bid form from the Treasurer.
Inspect the property. Fill in Item #, Parcel #, Date, Bid, Name(s), Address, Phone, and sign.
Enclose full payment (no cash) payable to County Trustee. Put one bid + payment per sealed envelope labeled “SEALED BID” with the Item #, and deliver to the Treasurer before the last day to bid.
Tip: If you mail, use a method that confirms delivery. The County counts receipt by the deadline, not the postmark.
