McLennan County will host its Delinquent Property Tax Sale on December 2, 2025, at the Courthouse Steps in Waco, Texas. Registration is prior to the beginning of the tax sale, with the auction starting promptly at 2:00 p.m.

Terms of Sale:

Payment Requirements: Winning bidders must pay immediately via cash or a cashier’s check payable to the McLennan County District Clerk. Bidders representing a business must have notarized authorization to bid.

Property Sold As-Is: Properties are sold “as-is” with no warranty or title guarantee. The Constable’s Deed will not warrant title, and obtaining title insurance may be challenging.

Redemption Rights: Properties are subject to redemption periods—two years for homestead/agricultural land and 180 days for all other properties. Purchasers gain possession 20 days after the deed is filed.

Additional Fees: Successful bidders must cover any liens on the property, including fees for city maintenance, demolition, or Property Owners Association dues.

Proof of Tax Payment: Bidders must provide a statement from the County Tax Assessor-Collector indicating they owe no delinquent taxes within McLennan County. This proof is required to receive the deed.

How to Participate:

Registration: Register on site with a valid government-issued ID on the day of the sale.

Minimum Bids: Listed next to each property; includes past due taxes as of the judgment date but not the current tax year, which may also be due.

Liability for Non-Payment: If a bidder does not pay a winning bid, they must pay 20% of the property’s value, along with any additional costs, according to Rule 652 of the Texas Rules of Civil Procedure.
