Written bid payments must name County Trustee as payee. If another bidder wins, the tax agent returns the original payment to the unsuccessful bidder. If two or more bidders submit the same winning bid, the tax agent contacts those bidders with further bidding instructions.

Online bidders must create an account or log in at ILTaxSaleBids. Online bidders must review the item number, property details, bidder name, deed information, bid amount, and terms before submitting. If an online bidder wins, the tax agent sends payment instructions by email. The winning online bidder then has seven days to pay in full.

The seller offers the property as-is. Buyers should inspect the parcel, review title, check municipal records, review code issues, confirm access, and consult local government offices before bidding. The seller does not guarantee title quality, survey accuracy, property condition, permits, occupancy, or future use.

The County may reject bids and withdraw parcels without prior notice. County officers, county employees, and certain relatives cannot purchase property at this sale under Illinois law.

After full payment, the seller plans to transfer its interest through a quitclaim deed approximately 90 days later. The buyer may not take possession before the deed records. The buyer also takes responsibility for future taxes and assessments starting January 1, 2027.
