Modoc County will hold its upcoming Tax Defaulted Land Sale from May 15 – 18, 2026, through an online auction on Bid4Assets. The auction will begin at 8:00 AM PST (11:00 AM EST) on May 15, 2026, and close at the time indicated on each auction item on May 18, 2026.

Terms of Sale

All properties are sold as-is, with no warranties regarding title, location, acreage, or condition.

The right to redeem forfeits at 5:00 PM PST on May 11, 2026.

Prospective buyers must conduct due diligence before placing a bid.

The minimum bid will include delinquent taxes, penalties, and costs.

If an IRS lien exists, the federal government has 120 days to redeem the property after the sale.

The buyer is responsible for verifying property usability, including access to utilities, zoning, and development restrictions.

Payment deadline: Winning bidders must complete full payment by 1:00 PM PST on May 21, 2026. Only wire transfers, electronic funds transfers, or cashier’s checks are accepted.

A 3% Buyer’s Premium (minimum $100) will be added to the winning bid.

The county will record the deed within 4-6 weeks after the auction.
