Terms of Sale:
Orange County sells tax certificates, not real estate, at this auction. A tax certificate creates a first lien against the property for unpaid taxes, interest, advertising, and sale costs. It does not give the certificate holder ownership of the property.
Bidding starts at 18% interest and moves downward in quarter-percent increments. The bidder who offers the lowest interest rate wins the certificate. Bids can reach 0%, but a 0% certificate earns no interest. Orange County requires a minimum deposit of $1,000 or 10% of intended purchases, whichever amount exceeds the other, and bidders must submit deposits through the auction website by ACH from a U.S. banking institution.
Bidders must complete the online registration steps, including W-9 information when required, before placing bids. The auction site closes certificates in batches, and the Tax Collector sends official purchase notices by email after the sale closes and reconciliation finishes. Buyers must complete final payment electronically by ACH.
