Sandoval County Tax Sale Information

The New Mexico Taxation and Revenue Department Property Tax Division will conduct a Sandoval County delinquent property tax public auction on Wednesday, September 30, 2026, at the Bernalillo Recreation Center, 370 Rotary Park Rd, Bernalillo, NM 87004. The auction starts at 10:00 AM. The official auction notice currently lists 112 real properties, with minimum bids starting at $300.

The Department recommends checking the auction list again shortly before the sale because owners may resolve delinquent taxes and the Department may remove properties from the auction.

Terms of Sale

Successful bidders must pay the full purchase price. The auction notice accepts money orders, certified checks, cashier’s checks, or personal/business checks accompanied by a qualifying bank letter of credit or guarantee. Checks must name the Property Tax Division of the Taxation and Revenue Department as payee.

The state sells property as is and provides no title warranty. The sale clears the delinquent property-tax lien involved in the auction, but it does not clear other liens. Buyers should research title history, recorded liens, access, property condition, and parcel information before bidding.

New Mexico issues the successful purchaser a tax deed equivalent to a quitclaim deed. New Mexico does not give the former owner a general post-sale right of redemption, although a former owner or someone claiming through the former owner may challenge the sale in court within two years. A qualifying federal IRS lien may also create a 120-day federal redemption period.

How to Participate

Arrive early and complete bidder registration before 10:00 AM. Provide your full name, mailing address, and telephone number to receive a bidder number. The Department requires bidders to attend in person or use an authorized agent. An agent must provide notarized authorization during registration.

Research each property before bidding. The Property Tax Division specifically warns buyers not to trespass or disturb occupants while inspecting a property. Review county assessment records and recorded documents before deciding how much to bid.
