Valencia County will host a New Mexico delinquent property tax deed auction on Tuesday, July 14, 2026, at the Commissioner’s Chambers, 444 Luna Avenue, Los Lunas, NM 87031. Registration closes promptly when the auction starts at 10:00 AM MT. Arrive early, complete bidder registration before the sale, and bring approved payment funds.

This in-person Valencia County tax deed sale includes 106 listed deeds. The New Mexico Taxation and Revenue Department Property Tax Division conducts the public auction under Section 7-38-65 NMSA 1978.

Terms of Sale:

Bidders must register with the auctioneer and obtain a bidder number before bidding. Each bidder must provide a full name, mailing address, and telephone number. The Property Tax Division issues deeds only to the registered bidder name. Any bidder acting as an agent must provide documented proof of agency at registration.

Successful bidders must pay in full before the auction ends. The Property Tax Division accepts money order, certified check, cashier’s check, or a personal or business check with a bank letter of credit that guarantees payment in the bid amount or more. Make checks payable to the Property Tax Division of the Taxation and Revenue Department.

A properly conducted sale pays the delinquent property tax lien, penalties, and interest owed at the time of sale. The sale does not clear every other lien. Buyers must complete their own due diligence before bidding.

Buyers must not trespass on listed properties or disturb occupants. Review parcel details, title history, maps, county records, and property status from public records before the auction.

The State of New Mexico does not warrant title to property sold at public auction. The deed conveys the former property owner’s interest, subject to perfected interests that existed before the property tax lien arose. A former owner or anyone claiming through the former owner may challenge the conveyance in District Court within two years from the sale date. Some properties may also carry a 120-day Federal IRS redemption period.

The auctioneer may withdraw properties, combine properties, sell a portion of a listed property, reject bids, settle bidder disputes, or re-auction a property. The Department may re-offer properties that do not sell at the initial auction at a separate auction immediately after the first sale, as New Mexico law allows.

How to Participate:

Review the Valencia County auction notice and property list before the sale. Confirm that any parcel you plan to bid on still appears on the current sale list before auction day.

Attend the auction in person at the Commissioner’s Chambers, 444 Luna Avenue, Los Lunas, NM 87031. Register before the auction starts and bring identification, contact information, and approved payment funds.

Set your maximum bid before the auction begins. Research each property’s title history, assessed value, location, access, occupancy, environmental concerns, and any recorded interests. Buyers assume responsibility for their own research and purchase decisions.

Do not enter any listed property before or after the auction until the Property Tax Division delivers the deed and you have the legal right to access the property.
