Brown County will run its Real Estate Sealed Bid tax sale on September 11, 2026. Submit bids online at iltaxsalebids.com or hand-deliver a sealed bid to the Treasurer’s Office, Brown County Courthouse, 200 Court St., Mt. Sterling, IL 62353. Address your envelope as “SEALED BID” and include full payment. The County sets the minimum bid at $848.00.

Terms of Sale

You include full payment with your sealed written bid (personal check, cashier’s check, money order, or bank draft, payable to COUNTY TRUSTEE).

If someone outbids you, the Treasurer returns your original payment method. The County sells to the highest bid.

When two or more bidders submit the same high bid, the County contacts those bidders for tie-break instructions.

The County may reject any bid or withdraw parcels at any time. Purchases convey by quitclaim deed; you complete title work at your expense.

Treat every property as-is and verify code status, demolitions, and municipal liens before bidding.

Post-sale: If you win via online bid, you receive email payment instructions and you have 7 days to pay in full or the County moves to the next bidder.

Deed recording typically occurs about 90 days after full payment. You pay all taxes beginning January 1, 2026.

How to Participate

Online (recommended):
Create or log in to your bidder account at iltaxsalebids.com. Inspect the property in person.

Enter your highest bid (not less than $848). Agree to the terms and submit. If you win, pay in full within 7 days of email notice.

Sealed Written Bid (hand-deliver or mail early):
Get the Binding Purchase Contract / Sealed Bid form from the Treasurer or catalog.

Fill in the Item #, Parcel #, Bid Date, Bid Amount, Purchaser info, and sign. Include full payment (no cash) to COUNTY TRUSTEE; write the Item # in the check memo.

Place one bid + one payment per envelope marked “SEALED BID” and deliver to: Treasurer, Brown County Courthouse, 200 Court St., Mt. Sterling, IL 62353. Mail early; the bid must arrive by Sept 5, 2025.

No verbal bidding. The County bars purchases by County officers, employees, and certain relatives under 55 ILCS 5/1-1001.
