Medina County Tax Sale Information

Medina County will host its Delinquent Property Tax Sale on First Tuesday of the month, at the North Courthouse Steps of the Medina County Courthouse. Registration begins at 9:00 a.m., with the auction starting promptly at 10:00 a.m.

Terms of Sale:

Payment Requirements: Winning bidders must pay immediately by cash or cashier’s check made payable to the Medina County Sheriff’s Office.

Title and Warranty: All properties are sold “as-is” with no warranty or guarantee of title. Buyers receive a Sheriff’s Deed without title insurance.

Redemption Period: Properties are subject to a redemption period starting on the deed recording date—two years for homestead/agricultural land and 180 days for all other properties. Possession rights begin 20 days after the deed is recorded.

Minimum Bid Amounts: Each property’s minimum bid includes taxes delinquent as of the judgment date, but the current year’s taxes remain the buyer’s responsibility.

Liability for Non-Payment: Winning bidders who fail to pay will be liable for 20% of the property’s value plus additional costs, per Rule 652 of the Texas Rules of Civil Procedure.

Delinquent Tax Attorney Information:

Under Section 6.30 of the Texas Property Tax Code, taxing units may work with attorneys to enforce the collection of delinquent taxes. Medina County uses McCreary Veselka Bragg & Allen (MVBA) for most delinquent tax collections. However, certain entities within Medina County contract with different firms:

  • Devine ISD – Law Office of Henry G. Steen, Jr.
  • City of Devine – Law Office of Thomas P. Cate

If you owe delinquent taxes, you may receive separate notices from each entity’s attorney based on which taxes are owed. For example, if you own property in the City of Devine, you may receive notices from Cate for city taxes, Steen for school taxes, and MVBA for other entities. All delinquent tax payments for Medina County can be paid at any Medina County Tax Office location. Additionally, on July 1 of each year, unpaid delinquent taxes incur a 20% attorney fee based on the total delinquent balance, penalties, and interest.

How to Participate:

Registration: Register on-site with a valid government-issued ID. When you bid on behalf of a business, you must provide notarized authorization documents.

Verification and Inspection: Bidders are responsible for confirming all property details, locations, and conditions. The County Clerk’s office provides maps and plat records, and buyers purchase properties using legal descriptions only.
