Terms of Sale:
Butte County sells these tax-defaulted properties as is, and buyers must research each parcel before bidding. The county does not guarantee title condition, property condition, boundary lines, access, usability, permits, code compliance, or the existence of other liens, easements, bonds, or assessments. Buyers should review the title, parcel maps, county records, location, access, and property condition before they place a bid.
The former owner’s right to redeem ends at 5:00 p.m. PDT on Thursday, June 4, 2026. Butte County may remove parcels from the sale before bidding opens if the owner redeems the property or if the county updates the auction list.
A bid creates an irrevocable offer to purchase. Winning bidders must complete the deed information form within 48 hours after the auction closes. The County Recorder usually mails the recorded deed within four to six weeks. Buyers should speak with an attorney about possession, title insurance, and post-sale legal steps.
Winning bidders must pay the full balance by Thursday, June 11, 2026, at 1:00 p.m. PDT / 4:00 p.m. EDT. Butte County and Bid4Assets do not accept personal checks or credit cards for final payment. If a winning bidder fails to pay on time, the bidder may lose the deposit and may lose access to future sales. All sales are final, and Butte County does not offer refunds.
How to Participate:
Create a Bid4Assets account before the auction. Complete your vesting information so Bid4Assets can give you deposit instructions. Submit the $5,000 deposit plus the $35 processing fee by the June 1 deadline. Bid4Assets says one deposit allows a bidder to participate in every property in this Butte County sale, and the deposit does not limit the amount a bidder can bid.
Before bidding, download the parcel list, review each auction page, check county records, study the property location, and confirm whether any bonds, assessments, easements, IRS liens, or access issues may affect the property. Bid4Assets notes that the IRS may redeem a property within 120 days after the sale if the United States holds a tax lien on that property.
