Terms of Sale:

Only online or sealed written bids count—no verbal offers. You must submit your Binding Purchase Contract / Sealed Bid and full payment by the “last day to bid.”

Acceptable payment forms: personal check, cashier’s check, money order, or bank draft. If you pay by cashier’s check, money order, or bank draft, check the issuer’s refund policy—if you lose the bid, they’ll return your payment.

County may reject any and all bids or withdraw parcels at any time. Some properties may have hazardous conditions or lack permit availability—inspect and contact authorities before bidding.

County officers (and relatives) cannot bid—law prohibits it. Your bid confirms you’re legally eligible to purchase.

County sells to the highest bidder; if bids tie, officials will contact bidders for further instructions. Unsuccessful bidders get their payment returned by mail.

No guarantees on title or property conditions—seller makes no warranties. You take the property “as is.”

Purchaser gets property via quitclaim or tax deed roughly 90 days after full payment .

How to Participate:

Choose your method:

Online: Create or log into an account at iltaxsalebids.com, confirm item number and property details, submit your bid (minimum bid $829), agree to terms. If you win, you’ll get an email and have 7 days to pay in full.

In‑person or mailed sealed bid: Get the form at the Treasurer’s office. Fill in item number, parcel ID, date, your bid (minimum $829), name, address, phone, sign it. Include full payment (no cash), note item number in memo, seal envelope clearly marked “SEALED BID,” deliver or mail it so it arrives before the deadline (postmark doesn’t count).

You’ll get results by mail about 7 days after the last bidding day.
