Terms of Sale
As-Is conveyance: You accept property as is. Inspect parcels and check with local authorities before bidding.

Payment with sealed bid: Include full payment with any sealed written bid (no cash). Acceptable forms include personal check, cashier’s check, money order, or bank draft, payable to “County Trustee.” If outbid, the office returns your original payment.
Online winners: If you submit the top online bid, you must pay in full within seven (7) days of notice or the office will reject the bid and move to the next highest bidder.
Future taxes: The purchaser pays all taxes and assessments that come due after the sale year.
Right to reject: The County may reject any bid and withdraw parcels at any time.
How to Participate
Option 1 — Online sealed bid (recommended):
Create an account and submit bids through the official portal. Verify the item number, parcel ID, and bid amount (not less than the minimum). Agree to the terms, submit, then watch your email for payment instructions if you win.
Option 2 — Hand-delivered sealed bid:
Pick up the “Binding Purchase Contract / Sealed Bid” form from the Treasurer. Fill in the Item #, Parcel #, Bid, and contact details. Enclose full payment (no cash), seal the envelope with “SEALED BID” and Item # on the front, and deliver to the Treasurer at the Courthouse before the deadline. If you mail the bid, allow enough time; the office must receive it by the deadline.
