Rockdale County will host its next Delinquent Property Tax Sale on July 7, 2026, at the J.P. Carr Community Center, 981 Taylor St., Conyers, GA 30012. The auction starts at 10:00 AM. Rockdale County publishes tax sale properties in the Rockdale Citizen legal ads section for four weeks before the sale.

This Rockdale County Georgia tax sale gives bidders a chance to buy redeemable tax deeds connected to delinquent property taxes. Buyers should review the property list, inspect every parcel, research title issues, and speak with a real estate attorney before bidding.

Terms of Sale:

Rockdale County sells parcels by public auction in the order shown in the legal advertisement. Bidders must speak loud and clear so the auctioneer can recognize the bid.

The county sells each property to the highest and best bidder. Once the auctioneer recognizes a bid, the bidder enters a binding agreement with the county.

Winning bidders must show proof of identification, such as a driver’s license, at the time of sale. The purchaser receives a property purchase form that identifies the property purchased.

Winning bidders must pay the full bid amount within one hour of the sale. Rockdale County accepts cash, cashier’s check, or certified check from an FDIC- or FSLIC-insured financial institution.

The buyer must also pay recording fees due to the Clerk of Superior Court for recording the tax deed.

Rockdale County sells these properties buyer beware. The county gives no guarantees about title, property condition, occupancy, access, liens, or other issues. Buyers should not purchase property sight unseen.

Mobile homes do not transfer with the land unless Georgia law treats the mobile home as permanently located under the required certificate rules.

The Tax Commissioner executes and records the tax deed after the sale. The tax deed does not work like a warranty deed, so each buyer should research the title before bidding.

Georgia Redemption Rules:

Rockdale County tax sale buyers do not receive immediate possession after the sale. The current record holder, the defendant in FiFa, or another party with legal interest in the property can redeem the property for no less than 12 months after the sale.

The purchaser must wait one year and one day after the sale before starting the process to bar the right of redemption. After the redemption barment process, the purchaser may move toward possession.

Georgia redemption generally requires the redeemer to pay the tax sale purchase amount, later taxes paid by the purchaser, special assessments, and a 20% premium for the first year or fraction of a year. Georgia adds a 10% premium for each later year or fraction of a year.

Buyers should speak with a Georgia real estate attorney before bidding or starting a redemption barment process.
