Terms of Sale:

After the sale, the Levy Officer executes and records a Sheriff’s Tax Deed. A Sheriff’s Tax Deed does not give fee simple title right away. The buyer must handle title research, redemption tracking, and any legal steps needed after the sale.

The buyer must also pay future taxes and assessments that come due after purchase.

Georgia Redemption Rules:

Georgia gives the owner, creditor, or another party with an interest in the property the right to redeem after the tax sale.

To redeem, the redeeming party must pay the tax deed purchaser:

The amount paid at the tax sale
Any taxes paid by the purchaser after the sale
Any special assessments
A 20% premium for the first year or fraction of a year
A 10% premium for each additional year or fraction of a year after that

The tax deed purchaser cannot take possession, collect rent, make improvements, or trespass during the first 12 months after the sale.

After 12 months, the purchaser may start the legal process to bar or foreclose the right of redemption. Buyers should speak with a Georgia attorney before handling redemption, barment, quiet title, or possession steps.
