Delta County sells properties strictly “as‑is,” based on assessed legal descriptions; some information on the site may be unverified—bidders must confirm details with their own investigation. Properties may change up to sale day; they remain in the catalog only if cleared. Avoid entering buildings—even if unlocked—as doing so constitutes trespassing and carries liability

Payment Rules:

Pay the full purchase price within 5 business days of the sale; no payment plans available.

Acceptable payment methods: Credit/Debit card, wire transfer, or certified check; do not use cash or personal check.

You complete the sale only after we receive both payment and your notarized receipt + buyer’s affidavit, also due within 5 business days

Bidding Authorization:

Online or absentee bidders must approve a $1,000 hold on a major credit card or mail a $1,000 certified funds deposit.

Your card won’t be charged unless you win, but the hold may reduce available credit for ~30 days

Absentee Bidding:

Call 1‑800‑259‑7470 to request an absentee bid; you still must secure a $1,000 deposit or card hold
