Right now, Portage County has three properties up for grabs. All three came from unpaid property taxes, and all three go to the highest qualifying bidder through an online auction. If you have ever wondered how a county ends up selling a house or a lot, this is your walkthrough, using the county’s own live listings as the example.

What Is a Tax Deed?

When a property owner does not pay real estate taxes, the debt becomes delinquent. If the taxes stay unpaid long enough, the county can take legal title to the property. This is called a tax deed. The county then sells these properties to the public to recover the unpaid taxes.

Key Takeaways

  • Portage County is currently auctioning three properties due to unpaid taxes, with bidding open from March 18 to April 7, 2026.
  • The county takes full ownership through tax deeds, not tax liens, and sells properties outright after a missed tax payment grace period.
  • Interested buyers must use Wisconsin Surplus for the auction and conduct due diligence on properties before bidding.
  • The auction process allows anyone who registers to bid, but minimum bids and conditions may vary by property.

Why Does a County Own Property in the First Place?

Property taxes pay for schools, roads, and local services. In Portage County, a lien lands on a parcel every September 1 if that year’s taxes go unpaid. From there, the owner gets roughly two years to catch up before the county can move to take the property through the tax deed process.

One thing worth clearing up: Wisconsin does not run tax lien sales the way some other states do. Nobody buys a certificate and sits back collecting interest. Portage County takes the full property title itself, then sells the property outright. That is the entire difference between a “tax deed” and a “tax lien,” and it is why you will not find lien investing anywhere in this state.

Who Is Behind the Sale

Pamela R. Przybelski serves as Portage County Treasurer, and her office manages the whole process from the first missed tax payment to the final auction listing. When parcels are ready, the office publishes them on the county site and hands the bidding side over to Wisconsin Surplus.

Before You Place a Bid

A tax deed sale is not like buying a house through a realtor. Here is what separates it from a normal purchase.

FactorTax Deed PropertyRegular Home Sale
ConditionSold as is, no repairs madeSeller may fix issues before closing
Interior accessRarely offeredUsually included in a showing
PriceSet minimum bid, competitive auctionNegotiable between buyer and seller
DisclosuresNone requiredSeller must disclose known defects
Title checkBuyer’s own responsibilityOften handled by a title company

Because of that gap, do this homework before you bid on anything:

  • Look up the parcel’s tax and ownership history using the county’s property search tools.
  • Contact the Register of Deeds to check for old liens still tied to the land.
  • Call the local town, village, or city office to confirm what the property can legally be used for.
  • Drive by the property in person if you are able. Interior walkthroughs are almost never offered.
  • Set aside extra money beyond your bid for repairs, cleanup, or unpaid fees.

How to Actually Get Your Bid In

  1. Watch the Treasurer’s Tax Deed Land Sale page for active listings and parcel details.

  2. Set up a free account on Wisconsin Surplus before the sale window opens.

  3. Pull the parcel’s records and confirm there are no surprises tied to it.

  4. Check zoning with the local municipality so your plans for the land are actually allowed.

  5. Bid through the Wisconsin Surplus platform before the auction closes.

  6. Pay according to the terms once you win, then record your deed with the Register of Deeds.

Common Questions About Portage County Tax Deeds

Is Portage County selling a tax lien or a tax deed?

A deed. The county holds full ownership before it ever lists a property. There is no lien certificate to buy, no interest to collect while waiting.

How much time does an owner get before losing their property?

About two years from the date the lien is placed on September 1. That grace period is meant to give owners a real chance to pay before foreclosure starts.

Can anyone bid on these three listed properties?

Yes, as long as you register with Wisconsin Surplus and meet the auction’s stated terms. Read the listing closely, since minimum bids and rules can vary by parcel.

Will the minimum bid stay at $10,000?

That is the current minimum for all three listed parcels. Future sales may set different minimums depending on the property.

What happens if nobody meets the minimum bid?

The county is not required to sell a parcel below its published minimum. Unsold parcels may return in a future sale.

Where do I go to check for new listings after this sale closes?

Bookmark the Tax Deed Land Sale page on the Portage County website. Sales open only when the county has parcels ready, so there is no fixed yearly schedule.
