Township of Livingston, Essex County Tax Information

Livingston Township will hold its 2024 Standard Online Tax Sale on Wednesday, October 30, 2024, starting at 8:00 AM at the Livingston Tax Sale Website. This sale offers investors the chance to purchase Tax Sale Certificates representing liens on properties with unpaid taxes, sewer, and/or other municipal charges from 2023 and prior years. These certificates do not transfer ownership of the property; instead, they allow the lien holder to collect on the debt, which could lead to foreclosure if the borrower does not redeem the lien within two years.

Terms of Sale

The Tax Sale Certificate allows lien holders to collect interest of up to 18% on the amount owed by the property owner.

A 2% cost of tax sale (up to $100) and mailing fees of $25 per mailing will be added to the delinquent charges.

After September 10, 2024, all payments must be made using cash, cashier’s check, or money order.  They will not accept personal checks or credit cards after this date.

The taxpayer has two years from the date of the sale to redeem the lien by paying the full lien amount, including interest, penalties, and fees. Failure to redeem allows the lien holder to initiate foreclosure proceedings.

How to Participate

Registration: Visit the Livingston Tax Sale Auction Site to register and access property listings.

Research: Bidders must thoroughly investigate properties before placing bids. Only qualified U.S. bidders can participate.

Payment: Successful bidders must pay a 10% deposit immediately after winning a bid, with full payment due within a specified period using certified funds.

Important Notes

If third-party buyers do not purchase the properties, the Township of Livingston will strike them off and sell them.

Industrial properties may have additional environmental regulations, such as the Spill Compensation and Control Act.
