Yavapai County Tax Sale Information

Yavapai County will hold its annual Delinquent Property Tax Lien Sale online on February 11, 2025, facilitated by Yavapai County’s Auction Site. The auction, open to all registered bidders, begins at 8:00 AM MST, with new batches closing hourly until 4:00 PM MST. Early registration and deposit submission for the tax sale open in January.

Terms of Sale:

Interest Rates: Bidding begins at 16%, with rates decreasing in 1% increments. Bidders place a proxy bid on the lowest interest rate they’re willing to accept.

Deposit Requirements: A minimum deposit of $25 or 10% of anticipated bid amounts is required to participate, submitted through ACH on RealAuction’s website.

Fees: A non-refundable $10 processing fee applies per parcel per tax year.

How to Participate:

Register Early on Yavapai County’s Auction Site in January.

Submit Required Deposits by ACH using the Payment Wizard. Note: deposits must be confirmed by the Monday before the auction.

Bid on Tax Liens: Set a proxy bid for the desired interest rate, with parcels awarded to the lowest rate bidder.

Pay for Winning Bids: They will automatically charge the remaining balances to the payment method on file after the auction closes..
