Frederick County Tax Sale Auction Information

Frederick County will hold its annual Delinquent Property Tax Sale on Monday, May 12, 2025, as an internet-based auction using the high bid premium method. The sale will take place online at the Frederick County Tax Sale Website. Properties subject to the sale will be advertised in a local newspaper and on the county’s website approximately 30 days before the auction.

Terms of Sale:

Registration: Bidders must pre-register online between April 1 and April 30, 2025, at 4:00 PM local time. Mail, fax, or email registrations will not be accepted.

Registration Fee: A non-refundable registration fee is required at the time of registration.

Payment: All payments for winning bids and fees will be automatically debited from the bank account provided during registration. Payment must be completed by 4:00 PM local time on the day of the sale.

How to Participate:

Register online at the Frederick County Tax Sale Website between April 1 and April 30, 2025.

Review the tax sale procedures and bidder FAQs before placing bids.

Submit bids through the online auction platform during the sale.

Winning bidders will receive payment instructions via email. You must make the payment before 4:00 PM on May 12, 2025.

Assignment Sale:

If the initial auction does not sell all tax liens, the county offers them at an assignment sale for their lien value. Only registered bidders from the tax lien auction may participate. The county will send registered bidders the details, including the date and time, after the primary sale.

Legal Proceedings:

Legal action to foreclose the right of redemption cannot begin until:

  • 6 months after the tax sale for non-owner-occupied properties.
  • 9 months after the tax sale for owner-occupied properties.

If the county does not initiate legal proceedings within two years of the tax sale, the tax lien certificate becomes void, and the buyer forfeits all money paid.
