Mecklenburg County Tax Sale Auction Information

Mecklenburg County will host its Tax Foreclosure Sale starting January 14, 2025, at the Mecklenburg County Courthouse, 832 East Fourth Street, Charlotte, NC 28202. Bidding will conclude on January 24, 2025, after the final upset bid period.

Location: Mecklenburg County Courthouse, 1st Floor by the Sales Board, 832 East Fourth St., Charlotte, NC 28202
Time: Initial public auction begins at 11:00 AM

Terms of Sale

Deposit Requirement: The winning bidder at the auction must provide a deposit of 5% of the winning bid or $750 (whichever is greater) in certified funds or cash.

Upset Bid Process: After the initial auction, a 10-day upset bid period begins. Upset bids must be at least 5% higher than the previous bid and are filed with the Clerk of Court at the Mecklenburg County Courthouse.

Winning Bid Confirmation: If no further bids are raised during the 10-day upset period, the bidding process concludes. The winning bidder will receive a demand letter outlining next steps, including a two-week deadline to tender the remaining funds.

Property Deed: After the court confirms the sale, the winning bidder will receive a Commissioner’s Deed by mail.

How to Participate

Auction Participation: Attend the public auction at the designated location and time. Bidders are not required to register to participate in the auction.

Upset Bid Filing: File upset bids with the Clerk of Court during the 10-day bid period.

Post-Sale Instructions: Complete payment and deed recording as outlined in the demand letter sent to the winning bidder.
