Erie County Tax Sale Auction Information

Erie County will host its annual Upset (Delinquent Property) Tax Sale on Monday, September 29, 2025, at the Erie County Courthouse, 140 West Sixth Street, Courtroom H (Room 229), Erie, PA 16501. Doors open at 9:00 a.m. You must pre‑register in person at the Tax Claim Bureau (Room 110) by 4:00 p.m., Thursday, September 18, 2025 under Act 33 of 2021. The auction starts at 10:00 a.m. (The county PDF uses the label “2024 Upset Sale” but sets the date to Sept 29, 2025; treat this as the 2025 sale.)

Terms of Sale:

You are purchasing the property as-is via Quitclaim Deed under the PA Real Estate Tax Sale Law (Act of 1947).  Liens, judgments, municipal claims, registry fees, and current occupancy are your responsibility unless covered by the sale price. Make sure to conduct your own title search.  All sales are final..

The minimum opening bid covers delinquent and current taxes and any municipal liens, plus a $25 deed‑prep fee on all sold properties and a $100 engineering fee on properties inside the City of Erie (fees can change).

You complete payment of the full bid and all Realty Transfer Taxes (RTT) and deed recording costs by 3:30 p.m. on sale day. RTT typically includes 2% of the Current Common Level Ratio (CLR) × assessed value, plus recording costs (subject to change).

The owner can halt the sale by settling the delinquency before you complete your payment. Once paid in full by the deadline, no redemption period applies, but the court must confirm the sale. The owner can contest the notice in court. If a judge nullifies the sale, the Bureau will refund your bid and recording fees.d and recording fees..

You cannot enter or possess the property until the court confirms the sale and the Bureau issues your Tax Sale Deed (expect roughly 60–120 days).

How to Participate:

Check the list: Review Erie County’s Upset Tax Sale List and monitor updates. Many parcels drop off before the sale.

Pre‑register: Go to the Tax Claim Bureau (Room 110) with your ID. Pay the $25 fee (cash or money order). The Bureau verifies eligibility under Act 33; municipalities can deny bidders who don’t meet their standard

Bring funds: Prepare certified funds (or cash) to cover your full bid + RTT + recording fees by 3:30 p.m. on sale day.

Bid in person: Arrive early (doors 9:00 a.m.). Only pre‑registered bidders may bid; staff issue bidder numbers before the sale.

Finish post‑sale steps: Submit the notarized Certification of Successful Bidder within 20 business days of the sale—by 4:30 p.m., Tuesday, October 28, 2025—stating you owe no delinquent taxes or municipal utility liens over one year old.
