Butler County Tax Sale Auction Information

Butler County will host its Judicial Tax Sale on April 3, 2025, at Courtroom #3 of the Butler County Courthouse. All bidders must pre-register by Monday, March 24, 2025. The auction begins promptly at 11:00 AM and includes properties that have been offered in prior Upset Sales but remain unsold.

Terms of Sale:

All properties are sold in accordance with the Pennsylvania Real Estate Tax Sale Law of 1947. The title conveyed is free and clear of all taxes, liens, mortgages, and other encumbrances, except ground rents separately taxed.

No general warranty deed will be provided. The Tax Claim Bureau does not guarantee mineral rights or divestiture of inheritance tax liens.

Bids start at the Bureau’s costs incurred to bring the parcel to judicial sale. You must make full payment in certified funds (cashier’s check, certified check, or money order) by 2:00 PM on the same day. If the winning bidder fails to pay, the property will be re-exposed at 3:00 PM, and the defaulting bidder may not participate.

The county will record the deeds before delivering them to the purchaser at the buyer’s expense. Buyers purchase properties subject to any existing occupancy.

How to Participate:

Pre-register by March 24, 2025

Pay the nonrefundable $20 registration fee

Attend in person with certified funds for payment

Bidders must not be property owners, their family members, or parties with delinquent taxes with the Bureau

Purchasers are responsible for current and future year taxes

Contact the PA Department of Revenue after transferring the deed if the parcel might have an Inheritance Tax lien.
