Bay County will host its Delinquent Property Tax Sale on February 03, 2026, at www.bay.realtaxdeed.com. Registration and deposits must be completed in advance, with the auction starting promptly at 10:00 AM CT.

Terms of Sale

The auction is conducted in accordance with Florida Statutes, Chapter 197. Properties are sold to the highest bidder to satisfy delinquent property taxes.

  • Advance Deposit: Bidders must post a deposit of $200 or 5% of the anticipated high bid (whichever is greater). Deposits must be made at least 4 days in advance for ACH payments or delivered in person by 72 hours prior to the sale.
  • Final Payment: Pay winning bids, including state documentary stamps ($0.70 per $100) and recording fees, in cash, cashier’s check, wire transfer, or money order within 24 hours.

The seller offers properties as-is, providing no guarantees regarding their condition, marketability, zoning, or title. Buyers are responsible for conducting thorough research and understanding any liens or encumbrances.

How to Participate

  1. Register Online
    Create an account at www.bay.realtaxdeed.com. Registration is global, meaning you can use the same credentials for other counties using RealForeclose systems.
  2. Submit Deposit
    You can make deposits via ACH (at least 4 days in advance), cash, money order, or cashier’s check delivered to the Clerk’s Office.
  3. Review Property Information
    Access case files online to review details such as the owner’s name, legal description, and opening bid. Research property improvements via the Bay County Property Appraiser’s Office and seek legal advice if necessary.
  4. Participate in the Auction
    Online auctions use proxy bidding to conduct transactions. Enter your maximum bid, and the system will automatically bid incrementally on your behalf.
  5. Complete Final Payment
    Winning bidders must pay the balance, including fees and taxes, within 24 hours. Payments not received on time will result in forfeiture of the deposit.
